Belterra Cohousing

Project Description
Belterra is approximately 5 acres and is located within a 15 minute walk of the village of Snug Cove on Bowen Island. The site is sloping with beautiful views to the mountains across Howe Sound and an eastern & southern exposure.

Surrounded by forests, creeks and nature trails, yet still within easy access of the village services and a 20 minute ferry ride to Metro Vancouver.

A single lane paved road curves its way up to the top of the Belterra property ending at a stunning viewpoint. Early on it was decided that this overlook would be preserved as a special place for the community to share. All vehicles and parking remain at the perimeter of the residential area while a meandering pedestrian pathway forms a continuous link from the upper part of the site to the lower, with the residential dwellings stepping down the slope along the pathway.

The site topography and pathway configuration allow homes on both levels to be accessed directly from grade. Most of the homes enjoy unobstructed views of the North Shore Mountains and many have a view of the ocean.

The landscape design includes stone harvested from the site and subdued pathway lighting. Every unit has a private outdoor space with spacious decks on the upper level units and ground level gardens and patios on the lower units.

The community includes 25 market and 5 non-market affordable stacked townhouse homes ranging in size from 500 SF one bedroom units to 1251 SF three bedroom units with a variety of one and two level floor plans to meet the diverse needs of singles, couples and families.

The approximately 4000 square foot common house includes a dining area and kitchen (for occasional meals together), two guest rooms, children’s play room, multi-purpose room and a workshop on the lowest level.

CDC provided cohousing development management services to achieve the designation and density required to develop a cohousing project on the selected site, to build the membership, to complete the rezoning and subdivision process, to construct the project, which completed in July 2015.
