Driftwood Village, North Vancouver – rendering by Cornerstone Architecture
The development site comprises a three-lot assembly with approximately 120-foot frontage on the west side of Chesterfield between 21st and 22nd Street. It is within easy walking distance of the amenities along Lonsdale Ave in North Vancouver as well as bicycle and transit routes to downtown Vancouver. Wagg Creek ravine and park are at the rear of the property, providing access to a rich natural environment within a dense urban context.
The five story building contains 27 strata title residential units with 2 and 3 story townhouses at ground level and apartments above. There are a variety of unit sizes and types to meet the diverse needs of singles, couples and families. Eight of the units incorporated City of North Vancouver adaptable design to support diversity and aging in place. In addition, the project developed 8 units at 25% below market value, which have covenants in place to ensure the homes remain 25% below market for perpetuity. The City of North Vancouver approved this amenity in exchange for a Community Amenity Contribution payment.
The approximately 2800 SF of common facilities include a dining room and kitchen for occasional shared meals, lounge, common laundry, children’s play room, guest rooms, office and multi-purpose room. A vertical atrium contains open circulation to all units and common facilities. Upper level units have their front doors on suspended walkways overlooking the atrium, establishing the framework for cohousing members to experience a rich environment for encounter and for oversight of the activities of daily life. The landscape is designed to support children’s play and includes gathering areas for outdoor cooking and eating as well as a sunny roof deck for gardening and other outdoor activities. The parking is underground and includes a mezzanine area with workshop and storage.
The building includes many sustainable and energy efficient features such as triple glazed windows, no fossil fuels, building envelope based on passive house design. The completion date was July 2021.
